1. Introduction

These Terms and Conditions govern the use of the website and booking services provided by Es Ganxo House (“the Property”, “we”, “us”, or “our”).

By accessing this website and/or making a booking, you agree to be bound by these Terms.

2. Booking and Contract Formation

A booking is confirmed only when:

  • The required deposit or full payment has been received, and
  • A confirmation email has been issued.

The booking forms a legally binding short-term rental agreement between the guest (“you”) and the property owner/manager.

3. Payment Terms

  • For bookings made more than 56 days before arrival:
    • A deposit of 25% is required at booking
    • The remaining 75% must be paid at least 42 days before arrival
  • For bookings made within 56 days of arrival:
    • Full payment is required within 24 hours

Failure to pay on time may result in cancellation of your reservation.

4. Cancellation Policy

  • From booking date up to 43 days before arrival:
    • Cancellation fee: 25% of total booking price (minimum €95)
  • From 42 days before arrival or less:
    • Cancellation fee: 100% of total booking price

No-shows or early departures are non-refundable.

5. Security Deposit

We reserve the right to request a refundable security deposit prior to arrival to cover:

  • Damages
  • Loss of property
  • Breach of house rules

The deposit will be returned after inspection, subject to deductions if necessary.

6. Check-in and Check-out

7. Occupancy Limits

Tourist tax may apply and is payable according to local regulations (e.g., Balearic tourist tax per person per night).

10. Maintenance and Issues

We will make reasonable efforts to ensure the property is maintained.

In case of:

We will attempt to resolve issues promptly but cannot guarantee uninterrupted services.

11. Liability

We are not liable for:

  • Loss, theft, or damage to personal belongings
  • Injuries occurring on the property unless caused by proven negligence

Guests use the property and facilities (including pool) at their own risk.

12. Force Majeure

We are not responsible for cancellations or disruptions caused by events beyond our control, including:

  • Natural disasters

  • Travel disruptions
